Mike White has over twenty-one years of experience in manufacturing and industrial real estate. He is recognized as having reached the upper echelons of his industry, having earned the prestigious SIOR and CCIM designations. Mike is a Fellow In Industrial Real Estate, awarded by the Industrial Asset Managers Council (IAMC). Michael journeyed to the Annual IAMC Spring 2015 Professional Forum in Palm Desert, California where he was awarded The Michael P. Hickey Award: IAMC’s National Service Provider. This award, selected by his peers, honors service providers who exemplify the spirit of IAMC. Award winners are stalwart ambassadors for IAMC and must uphold the highest standards of ethics and integrity in their profession.  Mike’s educational accomplishments place him within the top 1% of all licensed real estate professionals nationwide and he works hard to give back to his industry by being a mentor to many within the profession. Mike’s expertise with industrial real estate, particularly along the U.S. East Coast port region, provides his clients with a trusted advisor with global experience. Madeline is a graduate of College of Charleston where she majored in Marketing and Commercial Real Estate Finance. Madeline was raised in Charleston - having years of exposure to this market studying her father Mike run his business. Madeline is licensed through the South Carolina Real Estate Commission and specializes in the leasing and selling of commercial real estate in Charleston. In her spare time, Madeline enjoys to connect with her Commercial Real Estate Women club, participate in half marathons and spend time with her family. Jane Giorlando is a graduate of Florida Atlantic University where she majored in Communication and minored in Art History. She is a licensed Real Estate Broker and a Notary Public in Florida. She relocated to Charleston in the beginning of 2019 to advance her real estate career in the thriving Charleston commercial market. In her free time she enjoys traveling, exploring new cultures, and loves animals.

Aaron is a graduate of Clemson University with a Civil Engineering degree and also holds a MBA Degree from the Citadel. Aaron has ten years of Civil Engineering Design with an emphasis in roadway utility coordination and storm water management. He is proficient in AutoCAD and Microstation design softwares. In his personal time, Aaron enjoys playing golf as a scratch golfer, spending time on the boat, and enjoying time in the garden.

ELBIT SYSTEMS OF AMERICA

Mike represented the Landlord & Tenant for the lease of approximately 135,000 square feet at Crosspoint Building #9 at Palmetto Commerce Park. manufacturing facility aims to employ hundreds of people and assemble large vehicular systems for the United States military and allied nations. The Elbit Systems of America facility’s initial endeavors will include the manufacturing of Mission Command Platforms for the U.S. Army's Command Post Integrated Infrastructure (CPI2) Program and the Sigma mobile cannon artillery system for the Israel Defense Forces.


RANGER DESIGN

Mike represented the Landlord & Tenant for the lease of approximately 62,000 square feet at Crosspoint Building #10 at Palmetto Commerce Park. Ranger Design is a leading manufacturer and service provider of innovative fleet upfit solutions and commercial van equipment. Ranger Design’s new facility allows additional warehousing capacity and will be a one-stop-shop for resellers and fleet managers offering design, manufacturing and upfitting services for commercial EV and ICE vehicles.


R2P INNOVATIONS

Mike represented the Landlord & Tenant for the lease of approximately 39,000 square feet at Crosspoint Building #6 at palmetto Commerce Park. Engineered for the intensity of today’s environment, R2P doors are created using the most advanced military-grade materials, tested using the most extreme standards and customizable to meet any government / commercial / residential security needs and architectural preferences.


ROBINS & MORTON

Mike represented the Landlord & Tenant for the lease of approximately 80,000 square feet at 2440 Clements Ferry Road to Robins & Morton. Robins & Morton is the General Contractor for the brand new MUSC Children’s Hospital opening in October 2018 and will be using the space for storage of construction materials.


CRS GRANITE

Steve & Alex represented the Tenant in the lease of approximately 22,000 square feet at the Airport Commerce Center in North Charleston. CRS will be operating their granite distribution operations out of this facility for the next five (5) years.


ISRINGHAUSEN AT CROSSPOINT

Mike represented the Landlord & Tenant for the lease of 112,000 square feet at Crosspoint V. Isringhausen is a supplier for Mercedes-Benz Vans and will be providing the seats for Mercedes’ Sprinter Vans out of Crosspoint for the next ten (10) years


PATRICIO ENTERPRISES, INC.

Mike and Alex represented the Landlord for the lease of approximately 90,000 square feet at 2440 Clements Ferry Road. Patricio is a defense contractor who will be upfitting MRAP (Mine-Resistant Ambush Protected) vehicles for the United States Military with electronic radio jammers. Mike and Alex worked with Mike Rose & Benjamin Diebold of Coldwell Commercial who represented the Tenant.


KONTANE LOGISTICS

Mike & Alex represented the Landlord, Exeter Property Group, in the lease totaling 125,000 square feet to Kontane Logistics, represented by John Beam & Hagood Morrison of Bridge Commercial. Kontane will be using the facility for distribution operations over the next five (5) years.


WAGNER SYSTEMS SUBLEASE

Mike & Alex represented the Sublessor, Wager Systems, in the sublease of 22,500 SF to Vallen-Hagemeyer represented by Dunston Powell of Carolina Commercial. Mike & Alex were able to reclaim $2.1MM of Wagner’s remaining $2.3MM rent obligation for Wagner.


LAB MEDICAL

Alex represented Lab Medical, a life-science group out of the Boston area, in the lease of 20,000 square feet in the James Island Business Park. The Landlord was represented by Alex’s old colleague, Chip Shealy, of CBRE.


KEY LOGISTICS

Mike & Alex represented the Landlord in the lease of 52,000 square feet to Key Logistics, who is the first tenant at Crosspoint VI! Key Logistics were represented by former CBRE colleague & friend Bob Barrineau.


BLG LOGISTICS

Alex represented the Landlord, Childress Klein, in the lease of 39,000 square feet at Crosspoint VI to BLG Logistics, a supplier for Mercedes-Benz Vans. BLG Logistics was represented by John Beam.


COMMERCE ONE SOUTH

Mike represented the Seller and successfully closed on 14.5 acres for $145,000 per acre to Averitt Express, a New Charleston Record Sales Price for light industrial land sale. Averitt Express would then construct a new 150,000 SF distribution and logistics cross-dock facility employing more than 100 workers and serving clients throughout the Southeastern United States that utilize the Port of Charleston.


COMMERCE ONE NORTH

Mike represented the Seller and successfully closed on 21 acres for $155,000 per acre to Millard Refrigeration, setting a New Charleston Record Sales Price for industrial land sale, two months following the previous record. Mike's work continued with a strong momentum for commercial real estate sale and lease transactions within the "Boeing Corridor" of North Charleston. This benchmark transaction has had a dramatic impact on industrial land prices in the greater Charleston market, signaling the economic recovery is fully underway. The site also offers direct access to the main line of the Norfolk Southern Railroad.


SAFELITE AUTO GLASS BUILD-TO-SUIT

Mike represented the developer in securing a ten-year lease transaction with a national credit, Safelite Auto Glass, on a build-to-suit transaction for their new Charleston service and distribution center. This new Safelite building is a considerable improvement and expansion over their previous operation, enabling Safelite to service a far greater geographic area across the Charleston market.


GENERAL DYNAMICS OFFICE BUILDING SALE

Mike represented General Dynamics Corporation in the successful sale of their office building in Summerville, the former corporate headquarters facility for Force Protection Corporation. Mike served as listing agent for the seller, General Dynamics, and identified the successful buyer, a local Charleston investor. Mike worked closely with his good friend, Marcus Kastenholz of CBRE.


JAS FORWARDING LEASE

Mike represented the developer in a new lease of 80,000 SF of Class A industrial, providing a new distribution center for the Italian third party logistics provider, JAS Forwarding, which supplies Boeing parts, among others. Mike continues to support JAS Forwarding by bringing additional 3rd party logistics customers to occupy space and purchase services from JAS. JAS and Crosspoint have formed an ideal partnership and have become a catalyst for new growth in the Charleston commercial real estate market.


CROSSPOINT BUILDING I

Mike represents the ownership of Charleston’s first new Spec industrial building constructed in over five years. Mike was selected after competing with all Charleston brokerage teams by Jamestown Properties and Childress Klein, developers of the 305-acres site Crosspoint. Crosspoint remains Mike's largest development client in the Charleston commercial real estate space. Crosspoint will eventually consist of up to ten large scale industrial buildings supporting the aerospace, automotive, manufacturing, and logistics industries. Crosspoint will add a significant volume of skilled employment to the Charleston labor market.


CHARLESTON REGIONAL III BUILDING SALE

Mike advised the Seller, Amstar (Denver) in the successful sale of their 112,000 SF Class A distribution center in the Charleston Regional Business Center to Regal Logistics (Seattle). This transaction represented an important milestone for the Charleston industrial market and continued the trend of West coast buyers seeking distribution and logistics space near the Port of Charleston.


CLEMENTS FERRY ROAD LEASE

Mike advised the owner of a light industrial warehouse lease to a Home Depot supplier of wood cabinets imported through the Port of Charleston. This transaction is typical of many involving the Port of Charleston and the service companies that are dependent upon its growth.


MEDSTAR MEDICAL BILLING OFFICE LEASE

Mike represented the investor/owner of this Summerville office building in the successful lease of office space to national tenant Medstar, for medical records-keeping operations. Medstar has since expanded in the building and established itself as a significant employer in Summerville. The office building investor has enjoyed a significant return on investment and remains one of Mike's key clients.


225 SEVEN FARMS DRIVE OFFICE PURCHASE

Mike successfully completed the purchase of the 4th floor penthouse office condominium from the receiver, CW Capital, located within the most prestigious office property on Daniel Island. Mike later completed the successful purchase of the 3rd floor in the same building and has leased all the available office space.


AEG ENVIRONMENTAL FACILITY PURCHASE

Mike represented AEG, the buyer of a former Milliken production facility outside of Charleston, who will support Boeing’s zero waste recycling operations. This transaction involved significant economic development incentives provided by the State Commerce Department and revitalized a previously defunct manufacturing plant in a rural area of South Carolina.


BOEING FIRST 787 ROLL-OUT CEREMONY

Boeing First 787 Roll-Out Ceremony1Mike attended Boeing’s by-invite, first-ever 787 Dreamliner Roll-Out Ceremony held in South Carolina, in attendance with Governor Nikki Haley. This important ceremony represented a significant milestone in Charleston’s industrial market history. Mike has successfully advised and supported Boeing related requirements for the past ten years.
